Short answer
HVS's 2026 survey of US budgets shows median FF&E from about US$16,000 per room at limited-service hotels to about US$138,000 at luxury. Its 2023 GCC indication, which also includes operating supplies, runs from US$16,000 per key at midscale to US$86,100 at luxury resorts. These are planning references from published sources. None is a Bravo Furniture price, and none is a quote for your hotel.
US new build, budgets from 2025
HVS collects actual budgets from developers, owners and lenders [1][2]. The 2026 survey covers projects proposed or under construction in 2025 [1]. HVS's FF&E line covers guestroom and bathroom furniture and fixtures, public space furniture, kitchen and laundry equipment, softgoods, and technology [1].
| US hotel type | Median FF&E per room | Average FF&E per room |
|---|---|---|
| Limited-service | US$16,079 | US$18,020 |
| Extended-stay, midscale | US$16,594 | US$16,594 |
| Select-service | US$18,321 | US$22,860 |
| Extended-stay, upscale | US$25,661 | US$24,361 |
| Full-service | US$36,752 | US$43,928 |
| Luxury | US$138,317 | US$118,359 |
| All surveyed | US$20,105 | US$29,492 |
GCC new build, indicated in 2023
This is the only GCC split we could read. HVS wrote it with Wood Couture, a furniture maker, and calls the costs indicative. Each row assumes a size of hotel. The line combines FF&E with operating supplies and equipment, including linen and initial purchases, and land is left out [3]. It is older than the US survey and not like for like with it. We found no Saudi-only figure from a neutral source.
| GCC positioning | FF&E and OS&E per key | Share of cost without land | Assumed keys |
|---|---|---|---|
| Midscale | US$16,000 | 11% | 250 |
| Upscale | US$33,000 | 12% | 200 |
| Upper upscale | US$48,000 | 11% | 200 |
| Luxury | US$69,000 | 10% | 175 |
| Luxury resort | US$86,100 | 10% | 200 |
US renovation, 2021 guide
The Nehmer and HVS Design guide prices renovations rather than new builds. These 2021 ranges combine construction and FF&E for the guestroom only, and are five years old, so adjust them before use [4]. Bathrooms and corridors are separate lines [4]. The guide also leaves out professional fees, contingency, operating supplies, attic stock, freight, sales tax and contractor overhead [4]. A later edition was offered as a free download in 2025 [5], but we read only 2021.
| US hotel tier | Softgoods renovation, per guestroom | Add for full renovation, per guestroom |
|---|---|---|
| Economy | US$2,261-3,277 | US$2,187-2,819 |
| Midscale | US$5,207-7,122 | US$4,897-6,342 |
| Upscale | US$7,239-9,912 | US$9,223-12,125 |
| Upper upscale | US$9,182-12,551 | US$14,296-19,811 |
| Luxury | US$15,329-21,054 | US$24,283-32,954 |
How to use these numbers
HVS warns against using its survey to estimate a specific project, and says it is not meant for year-to-year comparison. It says FF&E design and procurement firms are the best source for a project figure, that you should consult more than one, and that costs need adjusting for inflation over a development that can last three to five years [1].
For the GCC, HVS says FF&E depends less on geography and more on brand standards and the procurement contracts an owner can negotiate [3].
A furniture quote covers only part of the FF&E line. It may not include kitchen and laundry equipment, technology, or some softgoods, so check its scope before you compare it. Factory price is also not landed cost, because freight, duties, customs, storage and delivery change it [6]. Saudi Arabia charges 15% VAT on customs value plus duty [7].
What to ask a supplier
Compare quotes only after you have these answers.
- Which rooms and public areas does the price cover, and which schedule lines are left out?
- Is it priced per item from a bill of quantities, or as a per-room estimate?
- What Incoterm applies, and who pays freight, duty, VAT and unloading?
- Are installation, the mock-up room, spares and attic stock included?
- Which fabric and finish grades does the price assume?
- How long is the price valid, and what can change it?
