Short answer
No public benchmark covers the whole span from drawings to installed rooms. Published figures cover pieces of it: 4-6 months for a model room, 8-20 weeks to make most contract furniture and joinery, and 6-12 days at sea from Turkey to Jeddah. A 2023 HVS report names early FF&E decisions as a primary cause of delay on GCC hotel projects, so count approvals and site readiness along with factory time.
Public figures, stage by stage
These are public figures from separate sources, not Bravo Furniture's lead times. Model room time comes from a hotel FF&E consultant [1]. Making times come from Zigaflow, a software firm serving contract furniture makers [2], and Studio Matrx, a training site that marks its figures as illustrative [3]. Treat both as rough. Sea times come from a carrier's schedule [4].
| Stage | Public figure | Source and date |
|---|---|---|
| Drawings and approvals | No public figure found | None |
| Model room: build, buy, install | 4-6 months | Cayuga Hospitality Consultants, December 2024 |
| Bespoke joinery, making | 12-20 weeks | Zigaflow, July 2026 |
| Upholstered furniture, making | 10-16 weeks | Zigaflow, July 2026 |
| Decorative lighting, making | 8-16 weeks | Zigaflow, July 2026 |
| Contract furniture, making | 8-14 weeks | Zigaflow, July 2026 |
| Custom casegoods and joinery | About 16-28 weeks, marked illustrative | Studio Matrx, October 2026 |
| Sea, Turkey to Jeddah, port to port | 6-12 days, by loading port | Turkon schedule, March 2026 |
| Saudi customs and SABER | No neutral figure found | None |
| Installation | No public figure found | None |
A rough sum
Adding the model room, the joinery range and the sea leg gives about 30-48 weeks. That is our sum of separate sources, not a benchmark. It leaves out drawings, approvals, customs and installation, and the stages may overlap on a real programme.
Drawings and approvals
HVS and Wood Couture, a furniture maker that co-wrote the report, say that fire and life safety and FF&E in the early stages are a primary cause of delay on GCC hotel projects [8]. They blame incomplete design briefs, repeated revisions, and programmes not updated for changed lead times. They add that makers who do not know brand and fire standards slow material approvals [8].
On a branded job, count the brand's review as a stage. The 2025 franchise text for The StandardX, read on a third-party site, has Hyatt issue a formal review before the next step [10].
Freeze the specification before orders go in. Zigaflow says a fabric change after cutting has begun typically costs 4-8 weeks [2].
The mock-up room
A model room takes time to build, and it should come early enough to allow changes before large orders are placed [1]. Production that starts before sign-off carries the risk of remaking pieces.
Materials and making
Customer-supplied fabric can hold the whole order. One US maker assigns no shipping date until the material is received and logged [9]. Work out the order date backwards from the start of installation, not from opening, and add a 10-15% buffer, Zigaflow advises [2].
We found no neutral figure for how room count changes factory time. Ask for it per batch or per floor.
Freight and import
One carrier's March 2026 schedule shows 6 days from Mersin to Jeddah, 9 from Aliaga, 11 from Izmit and 12 from Istanbul [4]. Another service reported in October 2026 sails from Turkish ports to Jeddah every 10 days [5], so a missed sailing can cost about as long as the voyage. Schedules change, so ask a forwarder for current dates.
If your site is on the Gulf coast, ask which port and which inland leg apply. In March 2026, reporting on possible Strait of Hormuz disruption and rerouting, Arab News said MSC, CMA CGM and Maersk had opened bookings to Saudi Red Sea ports [6].
For Saudi Arabia, regulated products need a Product Certificate of Conformity and each shipment needs its own Shipment Certificate [7]. Ask your importer how long these take for your tariff lines.
Site readiness
A floor can be handed over on paper with services work still open, which can make installation impractical [2]. Contractor punch lists should close before furniture goes in, and departments need time to stock and rehearse before opening [1]. Agree a readiness check for each floor.
What to ask a supplier
Ask for answers in writing, as dates counted from a named event.
- Does the time start at deposit, at signed drawings, or at mock-up sign-off?
- Which items are the longest, and what decides that?
- What is your current workload, and how much can you make per week for this order?
- How long do you take to issue shop drawings, and how many revision rounds does that allow?
- Which materials are bought in, and what are their own lead times?
- What happens to the date if a fabric or finish changes?
- Which port, which Incoterm, and who is the importer?
- Who installs, in what size crew, and how many rooms a day?
- What happens under the contract if either side is late?
